Where it is

The area is the land below Fifth Street, which carries traffic off the MacArthur Causeway (I-395) into South Beach. Its streets include Ocean Drive, Collins Avenue, Washington Avenue, Alton Road, South Pointe Drive and the low-numbered cross streets from First to Fourth. Government Cut, the shipping channel to PortMiami, is the southern edge.

The city’s historic districts layer places the Ocean Beach Historic District, about 102 acres, across much of the area. Work on the outside of a building in a local historic district goes through the city’s Planning Department.

Neighborhood association

The South of Fifth Neighborhood Association is on the city’s list. Its bylaws, as the city quotes them, admit residents and residential owners inside the boundary and businesses with a current license there. The city notes that every association on its list is an independent private organization. We found no city or county record of a mandatory homeowners association for the area as a whole; condo buildings have their own associations under Florida law. Ask for a unit’s condo documents before you buy.

Groceries and everyday stores

OpenStreetMap lists no supermarket inside the area. On its Fifth Street edge it maps a CVS Pharmacy at 555 Washington Ave. and a Walgreens at 524 Jefferson Ave. The nearest supermarkets it maps are the Publix at 1100 Sixth St. and Meridian Food Market at 812 Sixth St., both just north in Flamingo Park.

How we drew this area

This page uses the South of Fifth Neighborhood Association’s boundary from the City of Miami Beach list. Address counts, ZIP codes and school zones come from Miami-Dade County’s address points (street addresses, and the same data with condo units counted one by one) matched to the county’s elementary, middle and high school attendance boundary layers (updated in September 2026) on Oct. 9, 2026.
